5 Signs You Might Need a New Roof

Not every problem means replacement — but these warning signs mean it's time for an inspection.

A roof rarely fails all at once. It warns you first. Here’s what to watch for.

1. Curling or missing shingles

Shingles that are cupping, curling, or going bald (losing their granules) are near the end of their life. A few can be replaced; widespread curling usually means a new roof.

2. Granules in the gutters

If you’re cleaning sandy granules out of your gutters, your shingles are wearing through their protective layer faster than they should.

3. Daylight or stains in the attic

Light coming through the roof boards — or water stains on the underside — means moisture is getting in. That’s an inspection today, not next month.

4. Sagging

A sagging roofline points to a structural or moisture problem in the decking. Don’t wait on this one.

5. Age

Most asphalt roofs last 20–25 years. If yours is in that range, it’s worth a professional look even if it seems fine.
